In the previous blog, we mentioned that we will deal with the topic from the title in more detail because it requires much more space than an excerpt of one blog, so here we are to fulfill the promise! ☺

We write about these topics because many real estate sellers persistently ask why they even need a real estate agency as an intermediary between them and buyers. Why would they need someone to sell their property when they can do it themselves? Today, demand is mostly high, especially on the coast, and there won't be any problems at all. A few photos with a cell phone, a word or two about the property and someone will find you.

But selling real estate requires much more.

It all sounds wonderful if it really was like this. Of course, we are not saying that you cannot sell the property yourself. You can. But the question is to whom will you sell it and for what price? This is where the expertise of real estate agencies comes into play - we know how to reach the RIGHT buyers. And in the end, it will be more profitable for you to hire an agency and pay that famous commission than if you had sold the house yourself for a much lower price.

In other words, you can sell the property, but you won't get as good a price as you would if you worked with a real estate agency.

So, we sell real estate in Istria and thus our customer base is increasing - in addition to "domestic" customers, we are in daily communication with potential customers from Germany, Switzerland, Poland, Slovakia, Slovenia, France and many other countries. All of them are eager for their place under the Mediterranean sun in one of the most attractive tourist regions in Croatia. The problem is that there are a limited number of such places, so if we don't have the kind of property they are looking for, we promise to save their contacts and call them if a house or apartment that meets their requirements appears on the market.

And when you call us and say that you would like to sell just such a property, we immediately start contacting people who have already expressed interest. This puts you at an advantage for several reasons: just by being put on the waiting list, they know the interest is high and they have to offer a higher price. In addition, these are people who have a legitimate interest in the property and will not drag you out for months or years. And above all, you know that the agency will also fight for the best possible purchase conditions on your behalf.

We live in a world where all communication is moving to the online world. This doesn't just mean that we'll be exchanging messages via e-mail and that we'll be using text messaging applications that require an Internet connection (although this makes up the majority of communication), but online communication encompasses much more.

Emotions speak a thousand words

Anyone who has looked into marketing knows that real estate is never sold, but the emotions it evokes. In other words, you provide formal information for nothing. 123m2, 1 km from the sea, 500 m to the shop, 100 m from the restaurant, traditional construction.

Your potential buyers want to imagine themselves sipping cocktails on the terrace with a view of the sea, listening to the sound of the cicadas and absorbing the smell of aromatic Mediterranean herbs, they want to know that this property is the realization of their dreams and that it was created for a comfortable life because everything is within reach, that in it they can experience all the charms of relaxed Istrian life. This was a somewhat different description, wasn't it? Then add to that a quality video (because, according to research, video is slowly but surely surpassing similar media). Well, there are also professional photos that will complete the impression of refinement. And a creatively written description of the property - viola, you've got a winning combination that will go straight to the hearts of your customers.

In other words, it's not important what kind of property you have, but how you present it. A good presentation will always fetch a better price and attract more serious buyers! But lest you think that this means that we are selling shantytowns under fancy villas. On the contrary! We always put the satisfaction of both buyers and sellers first, and that's because...

We achieve cooperation, not sales!

It's one thing to sell, and another thing to get a satisfied customer. What exactly are we talking about?

Our goal is not just to "get" someone real estate at any price. We want pleasant communication, cooperation based on trust; we want to cooperate with buyers and sellers with whom we will achieve more than a business relationship - with whom we will respect each other, but also communicate as friends. We believe that when we close the sale, we will be remembered well by all involved parties and that if the opportunity arises again, they will contact us again.

And that's how we reach the right buyers for your property. Not those who will slander you, who will try to lower your price, who will look at you skeptically and in the end look only at their own well-being. In the world of real estate, and especially when it comes to selling real estate in Istria or in the capital, there is often too much demand for real estate. So, you want to sell a property and you know that there are at least a dozen people interested in buying it. How to address them all and how to get the best price?

Real estate agencies know how - by auction!

Not exactly the kind you see in movies and TV shows - no one comes with number cards, no one fights over purchases. But it is still about competition. We will explain in a little more detail what exactly.

So, first we will contact all those people who have already expressed interest in a (similar) property and present them with a new one. We will then further advertise the property to a specific audience that Google knows is interested. Then we explain the rules of the auction to everyone and receive their bids by email or phone so that everyone has the opportunity to attend the auction (for example, people from abroad). And whoever offers the best price gets the property!
