We know, we know. You’ve probably already heard advice like: “Just sell it yourself, the agency will just take a commission,” or “You’ll make more if you handle it all on your own — it’s not that much work anyway.”

Well, we’re sorry to break it to you, but that advice is completely wrong and misleading.

And no — this won’t be another article telling you why we’re the best, full of industry jargon designed to sound smart. Nor will we try to sell you empty promises. We’ll just tell you the truth.

After hearing more and more misconceptions about our profession, we decided to set the record straight and explain exactly what we do, how we work with sellers and buyers, and why we charge that dreaded commission — in other words, how we actually earn our living.

So, you’ve decided to sell your property. Here’s how we help you every step of the way until the final contract is signed.

We know how to price your property

At the start of this article, we promised to tell you the truth — so here are some real and very common situations from the property market.

Sellers who decide to sell on their own will often just scroll through local real estate platforms, look at the asking price of similar properties, and set their price accordingly.

On the other hand, inexperienced agents accept unrealistic prices that sellers suggest, because they don’t have enough knowledge to justify realistic ones. Add to that the fact that, just to “justify their salary” to their superiors, they often take on all kinds of properties without devoting enough time to them.

In the end, houses, apartments, and plots end up sitting in the archives of the real estate market, becoming antiques because they’ve been on the listings for so long.

That’s why, as a seller, it’s important to first work with a real estate agency — and second, work with a reliable agency. A good agency knows its job is to sell the property for the best possible price, and that it needs to find the right, emotionally invested buyer to achieve that. And that will never be accomplished by empty promises and superficial work — as one American saying goes: It’s the process, not the promise of a price, that will get your home sold for top dollar.

When we’re asked questions like “how much is our property worth?” or “what does the price of a property depend on?”, we always say it depends on four factors:

  • Location
  • Condition of the property
  • Marketing strategy
  • The chosen agent and their skills

he good news is that, besides location, you control the other three — so choose wisely.

Sellers often choose an agent based on the lowest commission — thinking that’s better for them. What they overlook is whether the agent actually has a marketing plan, which agents with low commissions often don’t. Keep in mind that a lower commission does not necessarily mean more money in your pocket, because if these three factors aren’t at a high level, you will end up losing out.

 

We know how to find (the right) buyers

Here’s another truth: anyone can sell your property.

You can sell it yourself, your neighbor Branko can sell it to his nephew Ivan who’s moving back from Germany.

So why hire a real estate agency? Because we know how to locate the buyers you actually want — the ones who will offer more.

How?

First, we have a database of potential buyers who have already shown interest in certain properties we didn’t have at the time — so we can offer them yours if it fits. And if not, we rely on:

We know how to present your property

Today’s world is fast-paced. People rush to work, to the store, jump from task to task, skim through emails and messages — time is money.

And much of it happens online. Which means many (potential) buyers make quick decisions based on first impressions. Do they like the property in the photos? They call to schedule a viewing. Does it look like it was photographed with an old calculator? They skip it.

Quality marketing ensures your property leaves an unforgettable first impression, and a good agency knows how to manage that.

Your property can be as grand as Versailles, but “what’s the point” if it isn’t presented properly online.

Great, high-resolution photos shot from the best angles are a must. But today, video has taken first place in real estate marketing. Even though older generations may never fully embrace TikTok, this social media reflects the world we live in — everyone wants video. Whether it’s a short Instagram reel or a longer YouTube video, video will showcase your property best and attract the most views. And it’s through video that we reach emotional buyers willing to pay the highest price.

Working with several agencies at the same time will never outperform good marketing. Why? If you, as the seller, decide to “play all your cards” by working with multiple agencies, the house of cards will likely collapse. Those agencies know they’re not the only ones, so they won’t invest in marketing. Or they’ll keep the listing under wraps so competitors or direct buyers don’t cut them out. Another paradox of our business, isn’t it?

 

We know how to close the sale

And finally, here’s another truth: sometimes months go by without a sale.

Even with top-notch marketing and a realistic price, there may simply be no interest — and the price may have to come down further.

In these situations, smooth cooperation and mutual trust between the seller and the agency are key. Throughout the process, we use marketing analysis that tells us a lot about visibility, inquiries, and the state of the market — so we know where we stand.

And once a buyer comes along, we know how to deal with everyone’s least favorite part — haggling.

A buyer dealing directly with the seller is the one who doesn’t want to pay commission and who will try to save at every turn — and will negotiate to exhaustion. Even if you’ve stated the price is firm. If they see you’ve been selling the property on your own for a long time, they’ll be convinced they can get it cheaper.

And even worse is when the seller and buyer meet face to face — sellers often put off buyers so much that they can’t even imagine themselves in that property anymore.

In other words, the money you “saved” on the agency commission you’ll lose through negotiations and the extra time spent selling.
