Real Estate Description

A house in an ideal location in the countryside and near the city of Pula? Got it!

The neighborhood is not densely populated, and for added peace and intimacy, a high fence was built around the house. Excellent traffic connection with immediate bus line availability.

The plan of the house was carefully designed by the owner so that the house would be an ideal family home where the space will be used to the maximum and everything will always be logically arranged and at hand to enable maximum functionality and easy maintenance. There is a lot of storage space and a large walk-in closet.

The layout of the rooms is easily adaptable for several scenarios, so there is the possibility of a separate residential unit in which the garage and utility with a toilet would be combined into one apartment of 40 m2 with a separate entrance in case of family needs or the owner's desire for additional income.

The foundation slabs of the driveways and terraces were made together with the foundations of the house, which makes it possible to close the terraces and build a floor above the terraces themselves.

Since the house has a flat roof, it is possible to install a solar power plant that would supply the entire house with electricity and as such would be independent. Likewise, there is a possibility of digging a water well that would be used to maintain horticulture.

High-quality materials were chosen, and the house was built from Wienerberger Porotherm profi brick, 25 cm thick, with excellent insulating properties and high seismic resistance, and additionally insulated with 10 cm of high-quality Styrofoam. It was built without mortar, which enabled dry, clean and precise laying of bricks and later natural and healthy housing.

The carpentry is PVC, also with excellent thermal conductivity coefficients. The large sliding walls have burial thresholds for easier maintenance and aesthetics. The blinds in the living room, kitchen and large bedroom are electric, while in other rooms they can be used with a classic mechanism.

The house has DEVI underfloor heating installed in every room, even in the closet and showers, which is characterized by segmental operation and a smart control method via an application for mobile devices.

For cooling the house, there are air conditioners that cover every room, except for the bathroom, and there are 5 of them in total, and preparations have been made for them.

The pool has a water heating system.

The tiles are first-class, Spanish, porcelain produced by Halcon ceramics. In the walk-in showers and outdoor areas, anti-slip coefficient R10 and resistance to outdoor conditions have been installed.

The house is sold completely furnished without furniture, with furnished bathrooms.

The kitchen is carefully planned, and the plan is available for you if you want to realize it since the installations and the position of the window and the kitchen island are set according to it.

Equipment that will be installed in the house: 5 air conditioners, floor heating thermostats, sockets, switches and lighting fixtures.

With an additional charge, the house can be further equipped as desired.

Also, the house can be bought in its current condition, with a price adjustment for the remaining works.

The house and the surroundings are planned to be completed by the end of the current year with lots of greenery to fit in with the surrounding area.
